    A large landowner was looking for strategic project oversight for two commercial corners at the entrance to a master planned community. Evolve directed the team on site planning, leasing, entitlements, and project documentation to support a pad sale disposition plan.

    A prominent developer was facing tough neighbor opposition for a new-to-market mixed-use project in a growing area.     A local developer and his partners are transforming an outdated retail shopping center at a prime location into an iconic and innovative mixed-use destination. Evolve was engaged to support the team with strategic leasing and project management expertise for the retail component to gain additional efficiencies in executing the project vision.

    Dove Valley Mixed-Use

    This project involved a 15-acre mixed-use development in Phoenix, Arizona. Evolve managed site planning efforts and led the design team through the City's entitlement process to enable development of the parcel as planned.

    Vistancia, the most awarded master planned community the last 9 years in Arizona, recently launched the planning and development of it’s commercial core land. Evolve Ventures was brought in to coordinate the commercial development efforts and help bring this project to fruition.

    A notable developer was launching the retail component of a large mixed-use project in Goodyear, Arizona and engaged Evolve to oversee leasing strategy and execution as well as project entitlements. Evolve worked with the project team to bring a number of unique concepts to the project, providing desirable amenities to the development and the surrounding community.

    Phase 11 of Scottsdale Fashion Square Mall involved a large-scale rezoning, renovation, demolition, and expansion. Evolve Principals led the ongoing negotiations with neighbors, critical tenants, and the City of Scottsdale to achieve the desired outcome.

    Kierland Commons

    Evolve Principals managed the demolition and redevelopment of a portion of Kierland Commons to accommodate a new-to-market restaurant concept, which led to the addition of several other notable restaurants for Kierland and a diversified tenant and shopper mix.

    Evolve Principals managed the land development efforts for this 110-acre bank-owned land asset, including oversight of the entitlement process to accommodate a 40-bed regional hospital facility, as well as City negotiations and documentation with adjacent landowners.

    Evolve Principals managed the land development efforts for a national bank to enable the disposition of this 9-acre asset to a homebuilder. Work also included rezoning oversight and negotiations with multiple adjacent landowners to achieve cross-access agreements and City approvals.

    This major renovation of Paradise Valley Mall involved the demolition of a closed department store, the addition of a Costco and Costco Gas, and a $10M streetscape renovation. Evolve Principals managed negotiations with Costco, the City of Phoenix, and adjacent landowners.

    Evolve Principals directed the entitlement and permitting process, leveraging City relationships to ensure this $15M project was permitted in two months. This major interior and exterior renovation resulted in significant increases in sales and provided for long-term viability of the mall.

    Situated at the front door of Scottsdale Fashion Square, this office underwent a $10M Class A full interior and exterior renovation in order to drive increased leasing activity and tenant rents. Evolve Principals led the design, permitting, leasing, and construction management.

    Evolve Principals directed a national tire retailer’s roll-out into the Inland Empire in Southern California. This involved site selection, contract negotiations, due diligence, entitlements, design, permitting, and construction management on nearly 20 locations.
